The Brisbane Block That Demanded Better Than Standard: Here's What They Built Instead

Three Levels, Zero Regrets: A Repeat Client's Most Ambitious Build Yet

A breathtaking multi-level residence that took a steep hillside gradient and turned it into the defining feature of the home, along with undulating views of the Brisbane River and a cantilevered pool that appears to float above the city.

About Clients

This wasn't Matthew and Patrice's first conversation with us. After we'd built their stunning traditional federation home years earlier, they understood exactly what we could achieve together. These were not anxious first-time builders. They were experienced homebuyers who had taste, priorities, and a vision that needed to be tied back to serious technical skill: a modern masterpiece that would embrace a challenging hillside, rather than fight it; an outdoor experience that would create divisions for privacy, entertaining, and views.

When Geography Becomes the Design Brief

What was captivating and complicated about this site. This hillside slope wasn't a mild slope you could terrace over the weekend with a few retaining walls. This was a serious elevation change with a lot to think about in terms of engineering, design, and builders that understand sites like these.

Traditional approaches would've meant massive retaining walls that consumed budget and restricted design options. Brisbane City Council's height restrictions added another layer of complexity that simply couldn't be built upward to capture views.

The couple knew from previous building experience that: Storage had to be generous but integrated. Privacy zones needed to feel natural, not carved up. Security mattered, but not at the expense of the open, light-filled spaces they craved. And every level needed to capture those breezes that make Brisbane living so special.

The Strategy: Collaborate Early, Engineer Smart, Build Right

Here's what made this project different from the start Matthew and Patrice met with Michael on site before they'd even purchased the land.

Standing on that slope together, we could immediately see the possibilities they were drawn to and the technical realities that would shape the design. Right there, we began sketching solutions. Instead of imposing a house plan on difficult terrain, what if the home stepped naturally with the gradient? What if we turned the elevation change into an architectural feature rather than an obstacle to overcome?

We connected them with a designer who welcomes input from all sides. This wasn't about producing a beautiful rendering and hoping it worked on site. It was genuine collaboration: the designer explored spatial possibilities, ideas were refined based on how they actually live, and we provided constant feedback on structural feasibility, cost implications, and long-term performance.

By carefully elevating each level to follow the natural gradient, we dramatically reduced retaining wall requirements to only what was structurally necessary. The low-pitch roof design kept us comfortably under Council's height restrictions whilst still maximising ceiling heights internally and capturing those northern aspects perfectly.

The cantilevered pool? We engineered a counter-lever solution that addressed both structural requirements and aesthetic goals. The kind of problem-solving that looks effortless in the finished product but requires serious expertise behind the scenes.

Regular site meetings kept everyone aligned. Where we would review progress, address questions before they became concerns, and ensure the build stayed true to the vision. Patrice worked with our interior designer Michelle who had access to our detailed timeline, and we stuck to it. When you're building for clients the second time, you already understand their standards and they understand yours. They knew we'd maintain quality without compromising schedule. We knew they valued clear communication over sugar-coated updates.

Architecture That Responds to Landscape

Approach this home and you'll immediately understand how architecture can enhance rather than dominate landscape. The entry statement was designed by Synergy, and built by McVeigh Homes. The hand pitched bluestone has won an award by Aspen Stone. Pecisely executed craftsmanship that signals the quality throughout the whole property.

But the real sophistication reveals itself in how the home functions across multiple levels:

  • Direct garage access at the main living level means no more navigating stairs with groceries, kids, or anything else you're carrying home
  • A private lift links all three floors, providing accessibility that ensures this home serves them for decades, not just years
  • The cantilevered pool hovers above the slope with frameless glass balustrades that preserve sight lines to the river and city beyond
  • Separate entertaining zones offer genuine choice: weekend gatherings at the BBQ area with its striking stone feature wall, or sunset drinks poolside with Brisbane stretched out below
  • Generous storage throughout stays hidden but accessible, including custom joinery in the walk-in wardrobe that functions like a private dressing suite

The measurable outcomes:

  • Completed on schedule despite significant site complexity and custom engineering requirements
  • Energy-efficient glazing reduces summer heat gain without sacrificing natural light. Comfort and running costs both improve
  • Integrated gas fireplace provides ambience and warmth for cooler months without the maintenance of traditional options
  • Comprehensive warranties covering every appliance, fixture, and finish

The daily reality? Matthew and Patrice wake to river views from their master suite. Their ensuite with its freestanding bath and privacy screening creates a resort-like retreat. The BBQ area means entertaining flows naturally between inside and out. When family visits, that lift ensures everyone moves comfortably through the home, regardless of age or mobility.

Those deep eaves created by the low-pitch roof? They provide natural shading that keeps living spaces comfortable year-round whilst defining the home's contemporary profile. The stepped levels that demanded such careful planning now create natural separation: private family spaces upstairs, entertaining areas on the main level, and that spectacular pool terrace where the view speaks for itself.

Your Challenging Site Deserves Sophisticated Solutions

Here's what we've learned building on Brisbane's most demanding hillside sites: topography that seems challenging on paper often creates the most rewarding homes in reality. That steep gradient becomes your privacy, your views, your architectural statement. Those Council restrictions simply require experience to navigate successfully.

If you're considering a sloping block, struggling with height restrictions, or wondering whether that site with the incredible views is actually buildable then we should talk. We'll meet you on site, walk it together, and show you what's achievable when technical expertise meets creative design thinking.
